The Kwanlin Dün First Nation (KDFN), through its development corporation Chu Níikwän Limited Partnership (CNLP), is advancing the Copper Ridge West project—a significant residential development in Whitehorse, Yukon. This initiative marks a historic milestone as the first large-scale housing development on First Nations Settlement Land in the territory.

Project Overview

Copper Ridge West is set to introduce over 150 residential lots, comprising single-detached homes and townhouses, to address the growing housing demand in Whitehorse. The development is strategically located west of Falcon Drive, between Finch Crescent and North Star Drive, expanding upon the existing Copper Ridge Subdivision. ​

Phased Development

The project is unfolding in multiple phases:​

  • Phase 1: Completed as of September 2024, this phase involved essential groundwork, including the preparation of residential streets such as Amethyst Trail, Beryl Place, and Garnet Road. ​

  • Phase 2: Scheduled to commence in spring 2025, this phase will focus on constructing energy-efficient homes, with options for both single-family residences and townhouses. ​

Partnerships and Economic Impact

The Government of Yukon has demonstrated support for this endeavor by signing a $2.5-million loan agreement with CNLP. This collaboration not only facilitates the development but also underscores a broader shift towards empowering First Nations and private sector landowners in Yukon's land development industry. ​

Leasing and Ownership

Prospective homeowners will benefit from long-term residential leases of up to 125 years. These leases are registered with the Yukon Land Titles Office, ensuring security and mortgage-ability, thereby providing financial institutions with the assurance needed to support potential buyers.
